Furniture, decorative fixtures, light fittings, wall textures, modular kitchens, and air-conditioning units shown in sample flat simulations are indicative and not part of the standard handover offering unless explicitly enumerated in the sanctioned Agreement for Sale. The developer reserves the right to make modifications, revisions, or alterations to elevations and architectural plans in accordance with statutory approvals and municipal authority requirements.

5. Pricing & Financial Quotations

All rates, price ranges (e.g. starting ₹2.35 Cr* for 3 BHK Grande), cost sheets, and installment payment structures published on this website are indicative base prices as of the date of publication.

• Prices exclude statutory government levies including Maharashtra Stamp Duty (approx. 6%–7%), Registration Fees, Goods & Services Tax (GST at 5%), and Society Maintenance Deposits.
• Floor-rise charges, preferential location charges (PLC) for clubhouse/pool views, and specific parking space allotments are calculated additionally as per developer guidelines.
• Final pricing is finalized exclusively upon formal booking and execution of the Application Form. The developer reserves the absolute right to alter pricing and inventory availability without prior public notice.

6. Carpet Area Standards

All residence carpet areas referenced on this portal (e.g., 3 BHK: 1,185 – 1,396 sq.ft.; 4 BHK: 1,559 – 2,105 sq.ft.; 5 BHK Sky Penthouse: 2,600+ sq.ft.) represent net usable carpet areas calculated in strict compliance with the Real Estate (Regulation and Development) Act, 2016 (RERA), excluding the area covered by external walls, common shafts, and service areas, but including usable internal partition walls.

Unauthorized copying, mirroring, web-scraping, or redistribution of site content, custom iconography, or copy is strictly prohibited.

8. Limitation of Liability

While PropSmart Realty strives to ensure that all information on this portal is accurate, timely, and reflective of sanctioned developer data, we make no warranties or representations regarding completeness or uninterrupted availability.

Under no circumstances shall PropSmart Realty, its directors, employees, or channel partners be liable for any direct, indirect, consequential, or incidental damages arising from the use of, or inability to use, this website or reliance on any information contained herein.

9. Governing Law & Jurisdiction

These Terms and Conditions shall be governed by, construed, and enforced in accordance with the laws of the Republic of India.
