1. Operating Agency & Channel Partner Disclosure

In accordance with MahaRERA Circular No. 41/2023 governing real estate agent promotional collateral:

• Website Operator: This website (https://altero.newlaunches.in) is operated and managed by PropSmart Realty, an Authorized Real Estate Agent / Channel Partner.
• Developer / Promoter: The project developer is Macrotech Developers Limited (Lodha Group).
• Agent Role: PropSmart Realty provides advisory, sales assistance, private walkthrough arrangements, and transactional coordination on behalf of registered purchasers. We are not the principal developer.

2. Statutory 70% Escrow Protection

Under Section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016, 70% of all funds collected from home allottees for Lodha Altero are required to be deposited into a dedicated project escrow bank account maintained with a scheduled commercial bank. These funds may only be drawn to cover the actual costs of land and construction in proportion to the percentage of project completion, certified by an architect, project engineer, and chartered accountant.

3. 5-Year Structural Defect Liability

In accordance with Section 14(3) of RERA, any structural defect or any other defect in workmanship, quality, or provision of services reported by an allottee within a period of 5 years from the date of handing over possession shall be rectified by the promoter without further charge within thirty days.

4. Artistic Impressions & Indicative Collateral

All images, artist impressions, 3D architectural elevations, walk-through videos, and landscape models presented across this platform are conceptual simulations intended to provide a visual impression of the development.

Actual materials, fixtures, specifications, color palettes, amenities, and dimensions are governed exclusively by the sanctioned floor plans and the registered Agreement for Sale. The developer reserves the right to alter, modify, or substitute materials and finishes with items of equivalent quality as sanctioned by municipal authorities and structural consultants.

5. Price Indications & Non-Binding Estimates

All pricing statements (including base prices starting ₹2.35 Cr* for 3 BHK and ₹3.15 Cr* for 4 BHK) are indicative base rates.
